Nearly $27 billion of global capital poured into the United States in 2012, with two-thirds of investments concentrated in nine major markets. The top ranked cities remain Manhattan, San Francisco and Los Angeles, with Chicago closely following. However, select secondary markets,  including Houston, Seattle, Phoenix, Hawaii and the Inland Empire drew international interest for their long-term investment opportunities in the industrial sector.

Investor confidence in commercial real estate continues to climb to new heights. The  NREI/Marcus & Millichap Investor Sentiment Index rose to another record high in the first quarter of 2013—up 3 points to 174 [Figure 1]. That is a strong vote of confidence, especially given the timing.  Respondents were surveyed in late December and early January—in the midst of uncertainty surrounding how the fiscal cliff debate in Washington, D.C., would be resolved. The darling of commercial real estate, the multifamily sector dominated the housing starts data. From February to March, single-family starts declined 4.8 percent. -  marked drop in the number of new dwellings released to the market;

-  minor decrease or steady number of sold units;

-  withdrawal of sales of some projects launched to the market in the last twelve months, without starting construction (usually due to problems with financing);

Seasonality and policy incentive deadlines from the end-market in China drove global solar photovoltaic (PV) demand down to 6.2 gigawatts (GW) in 1Q’13, down 23% Q/Q.
